Rental Terms

Property: Finca La Peral, Agres, Sierra de Mariola, Alicante, Spain

Minimum stay: 11 nights (extendable per night)

The rental is based on a written rental agreement signed by both tenant and owner. This agreement will be sent by email after your booking request.

On arrival you will be welcomed by our key manager, who will show you around the property.

In accordance with Spanish regulations, we collect a few personal details of all guests aged 14 and over (such as name and passport number) shortly before your stay. This data is used solely for the mandatory registration with the local authorities and is not stored. You will receive this request together with the rental agreement.

Purpose of Stay

  • The property is rented exclusively for temporary, non-touristic purposes such as remote work, extended stay or seasonal living.

Legal Nature

  • This agreement is governed by the Spanish Urban Lease Act (LAU) and is considered a temporary rental (arrendamiento de temporada).

No Hotel Services

  • The owner does not provide hotel-like services, including daily cleaning, catering, reception or organized activities.

Fixed Term

  • The rental period is fixed and agreed in advance. Early termination does not entitle a refund unless agreed otherwise.

Booking & Payment

  • The booking is final upon receipt of the signed rental agreement and the down payment.
  • Down payment: a 50% deposit must be received within 2 weeks of receiving the signed rental agreement.
  • Balance + security deposit: the remaining balance and the €750 security deposit must be received no later than 1 month before arrival.
  • Booking within 1 month of arrival: the full amount plus the security deposit must be paid in one go.
  • If payment is not received in time, the owner reserves the right to cancel the booking without refund or compensation.

Security Deposit

  • The security deposit is €750.
  • Refund: returned within one week after the stay if no damage is found.
  • Any damage or missing items will be deducted from the deposit.

Cancellation

  • Cancellations must be made in writing or by email. Adequate cancellation insurance is the guest's own responsibility.

House Rules

  • Maximum number of guests: as agreed in the rental agreement.
  • Minimum stay: 11 nights.
  • Check-in from 16:00, check-out before 10:00. Later check-out possible by arrangement.
  • No smoking inside the house.
  • No pets allowed.
  • The owner is not liable for accidents, damage or theft of personal belongings.
  • Parties, events or gatherings are not permitted. The property is intended for a quiet holiday stay.

Final Cleaning

  • Final cleaning fee: €300 per stay.
